Why Another Market Report?

There is no shortage of national real estate data. CMHC publishes rental statistics annually, CBRE publishes cap rates quarterly, and the boards publish sales figures every month. All of it is useful, and this report cites it where relevant.

The gap is timing and altitude. National and regional data is accurate but arrives late and averages across markets that behave nothing alike. A cap rate range covering all of Southwestern Ontario tells you little about an eight-unit building on a specific street in Kitchener. A regional vacancy figure won’t tell you that landlords in one submarket quietly started offering an extra two months of free rent six weeks ago.

That’s what this report covers: what’s actually happening in deals on the ground, including where it contradicts the published numbers. It’s a practitioner’s account rather than a statistical index — which is both its limitation and the entire point.
